If a home comes on the market I can notify my client right way giving them an advantage over the other buyers. I have extensive experience in multiple offer situations and recently had the winning offer for a client competing against 29 other offers.
To win in a competitive offer situation you need to have a plan and know the market. There are many small things you can do with an offer to make it more appealing. I work closely with my clients and their lender to prepare an offer plan specific to their situation.
I know how to spot construction issues before an offer is made. I have always had a passion for building with experience through my first house which was a total gut remodel or a recent new garage build. Through these projects I gained valuable construction experience and as a result know the warning signs when visiting a home for the first time. When assisting clients I can quickly point out potential construction issues and let them know if there are easy solutions or if it is a more major issue.
